Independent Electrical Subcontractor – Multi‑Residential Renovations

Location: Cornwall, ON (and surrounding area)
Position Type: Independent Contractor / Project‑Based

Overview

We are seeking a licensed Electrical Subcontractor to support ongoing multi‑residential apartment renovation projects in the Cornwall area. This role is ideal for a dependable, safety‑focused electrical professional who values consistent work, predictable scopes, and reliable bi‑weekly payments.

All work is issued using a pre‑approved pricing structure—no quoting or estimating required.

Scope of Work

The subcontractor will complete electrical scopes related to apartment turnover and renovation projects, including but not limited to:

• Electrical rough‑in and finish work for apartment renovations
• Panel replacements, breaker changes, and load balancing (as scoped)
• Installation of lighting fixtures, receptacles, switches, smoke detectors, and appliances
• Kitchen and bathroom electrical installations
• Troubleshooting, repairs, and code corrections
• Coordination with site supervisors and other trades
• ESA inspections and resolution of deficiencies
• Ensuring compliance with the Ontario Electrical Code, ESA requirements, and site safety standards

Pricing & Payment Structure (Important)

• All work is completed using a pre‑approved, fixed price list
• Scopes are issued with clear line items and standard pricing
• No job‑by‑job quoting or estimating
• Additional work requires prior written approval
• Consistent bi‑weekly payments based on completed and approved work

Requirements

• Valid Ontario electrical licence (Journeyperson or Electrical Contractor)
• Proven experience in residential or multi‑unit renovation work
• Ability to execute assigned scopes independently and on schedule
• Strong focus on safety, workmanship, and consistency
• Valid WSIB coverage and general liability insurance
• Own tools, PPE, testing equipment, and reliable transportation
• Ability to work professionally in occupied and vacant units

Preferred Qualifications

• Experience working with property managers or multi‑residential portfolios
• Familiarity with apartment turnover timelines
• Clear communication and coordination skills
• Availability for ongoing and repeat renovation work
