Independent Cleaning Subcontractor – Apartment Turnovers

Location: Cornwall, ON (and surrounding area)
Position Type: Independent Contractor / Project‑Based

Overview

We are seeking reliable and detail‑oriented Cleaning Subcontractors to support ongoing multi‑residential apartment turnover and renovation projects in the Cornwall area. This role is ideal for professionals experienced in deep cleaning and unit preparation in fast‑paced environments.

All work is assigned using a pre‑approved pricing structure—no quoting required—with consistent bi‑weekly payments.

Scope of Work

The subcontractor will be responsible for cleaning and preparing apartment units for occupancy or turnover, including but not limited to:

• Full deep cleaning of vacant apartment units
• Post‑renovation and post‑construction cleaning
• Kitchen cleaning (appliances, cabinets, countertops, sinks)
• Bathroom cleaning (toilets, tubs, showers, tile, mirrors)
• Floor cleaning (vacuuming, mopping, debris removal)
• Dusting and wipe‑down of all surfaces, trim, doors, and fixtures
• Interior window and glass cleaning
• Removal of debris, garbage, and leftover construction materials
• Final “move‑in ready” detailing
• Coordinating with site supervisors and other trades
• Maintaining a clean and organized work environment

Pricing & Payment Structure (Important)

• All work is completed using a pre‑approved, fixed price list
• Units and scopes are assigned with clear pricing
• No job‑by‑job quotes or estimates required
• Additional or out‑of‑scope work must be pre‑approved
• Consistent bi‑weekly payments based on completed and approved work

Requirements

• Proven experience in residential, turnover, or post‑construction cleaning
• Strong attention to detail and quality standards
• Ability to meet deadlines and work efficiently across multiple units
• Valid WSIB coverage and general liability insurance
• Own cleaning supplies, equipment, and PPE
• Reliable transportation
• Ability to work in vacant and active renovation environments

Preferred Qualifications

• Experience in apartment buildings or with property management companies
• Ability to handle high‑volume unit turnovers
• Experience with post‑construction cleaning standards
• Strong communication and reliability
• Availability for ongoing and repeat work
