We are seeking qualified independent General Contractors to perform residential renovation and remodeling projects on a project-by-project basis in Rochester, New York and surrounding areas. This opportunity is intended for established general contracting businesses capable of managing multiple trades and delivering projects to specification.
This posting does not constitute an offer of employment. All services will be performed under a written independent contractor agreement.
Scope of Subcontracted Services
Management and execution of residential renovation and remodeling projects
Coordination and supervision of subcontracted trades
Site supervision, scheduling, and quality control
Compliance with project scopes, plans, and specifications
Coordination of inspections and adherence to applicable building codes
Maintenance of clean, safe, and secure job sites
Communication with project managers and homeowners as required
Mandatory Compliance Requirements (New York)
All contractors must provide current documentation demonstrating:
Active New York State Workers’ Compensation coverage
OR a legally valid exemption where applicable
Commercial General Liability insurance meeting standard industry limits, with ability to name contractor as additional insured upon request
Legally registered business entity (sole proprietor, LLC, or corporation)
Valid EIN for tax reporting (1099-NEC)
Ability to submit itemized invoices for completed work
Ownership and use of own tools, equipment, and transportation
All licenses required by New York State and applicable local jurisdictions
Independent Contractor Acknowledgements
General Contractors must:
Maintain full control over the means and methods of their services
Be responsible for all taxes, insurance, licensing, permits, inspections, and regulatory compliance
Supply their own labor and subcontractors
Comply with all applicable federal, New York State, and local laws, including OSHA and safety regulations
Maintain required bonding where applicable
Preferred Qualifications
Minimum three (3) years of residential general contracting experience
Proven experience managing renovation and remodel projects
Strong scheduling, communication, and project management skills
Ability to deliver projects on time and to quality standards
Professional conduct when working in client homes
